Boltens Gård – a long story

Boltens Gård, formerly known as Weltkuglen, was transformed by the wine merchant Henrik Bolten in 1767. Over the years, the property has undergone numerous renovations and is now a vibrant cultural hub, home to shops, offices, cafés, and residential spaces.

 

The history of Boltens Gård dates back to the late 18th century. Originally, it was a guesthouse called Weltkuglen, operated by a tavern keeper and later purchased by a wagoner. In 1755, the wagoner constructed a timber-framed stable for his horses — a structure that still stands today and now houses a high-end beer bar.

 

In 1767, Henrik Bolten, a successful wine merchant, acquired the property and initiated a large-scale transformation. He first constructed a long warehouse in the courtyard and later, in 1771, built the grand building with a façade on Gothersgade, known today as Gothersgade 8A. This structure, which filled a gap in the street, became a prime example of late-Classical architecture, showcasing Bolten’s wealth and taste.

 

Over the centuries following Henrik Bolten’s time, the property underwent further alterations. In the 1950s, as Gothersgade was widened, a unique solution was implemented to preserve the historical buildings while accommodating the new infrastructure. An arcade was created through several of the buildings, including Boltens Gård, allowing for both the preservation of the old structures and the expansion of the road.

 

During the 1980s and 1990s, the property saw further renovations and expansions, transforming it into a cultural centre that hosted nightclubs, galleries, and other artistic venues. This conversion blended historical elements with modern architecture, ensuring that the property retained its charm while meeting contemporary needs.

 

Today, Boltens Gård is a lively part of Copenhagen, where history and modernity coexist. The area is home to a diverse range of shops, offices, cafés, and restaurants, as well as several entertainment and activity-based companies, all contributing to its lively atmosphere. This commercial diversity blends seamlessly with the residential spaces also found within the courtyard, making it a unique location where historical and modern functions come together harmoniously.

Louise elaborates: “The most important thing for me is to have a good life with a business that is a lovely place to be, and where it feels good to be a tenant. Kereby has welcomed me warmly, and I feel secure as a tenant. They are responsive to my wishes, and I experience a willingness to help with any challenges that arise from time to time.”

The Result:

The storefront facade has been carefully reconstructed based on original drawings, thus regaining its character. The result is a revitalized facade that will only get more beautiful over time.

 

With small adjustments, we have also managed to adapt the old facade to modern needs. Larger window sections, increased space for signs, and lighting have created a usable and flexible framework for current and future commercial tenants. There has been a strong desire from potential tenants for an attractive facade. Being able to show visualizations of the future facade and sharing the plans to restore the building to its original look has therefore played a significant role in our leasing process.

 

Today, the building features two beautiful commercial spaces that contribute to the life and atmosphere of the street. The residents have shown patience during the process, and many have noticed the transformed building and praised its renewed beauty.

 

At Kereby, we strive to preserve the aesthetic urban environment and ensure the quality of our buildings, while also meeting the needs of our residents and commercial tenants. When we refurbish and modernize, we do so with respect for the building’s original character, prioritizing sustainable solutions and the reuse of materials on-site wherever it makes sense. New Partnerships Bring Renewed Energy

We are pleased to share our latest initiative, in which we are partnering with  Andel Energi to promote good energy practices in our properties.

 

Over the past few years, we have provided our residents with green tips and guidance on how we can collectively reduce resource consumption and achieve savings on water, heating, and electricity bills. The collaboration with Andel Energi is a natural extension of these efforts and aligns with our goal to encourage energy savings and promote good energy habits. We believe that every action has a positive impact and that small everyday changes can make a difference—for both the environment and our economy.

 

Andel Energi supplies electricity from solar and wind power for some of our properties, making this partnership particularly meaningful. Through this effort, we hope to contribute to reduced energy consumption and CO2 emissions in our properties.

Together with andel energi, we encourage resource savings and aim to promote good energy habits in our properties.

 

The partnership involves Kereby sharing energy-saving tips from Andel Energi directly with our residents through various channels such as information screens, posters, mailboxes, as well as our website and social media.

 

All residents will receive a flyer from Andel Energi in their mailbox, which will be distributed throughout the summer. Additionally, new residents will receive a flyer with helpful tips as part of their welcome package when moving in.

 

Why Flyers?

We generally strive to minimize our use of printed materials for environmental reasons. In this case, however, we have chosen to issue this flyer to emphasize the importance of energy savings, and we hope that it will have lasting value. We have selected FSC-certified paper to ensure that the material comes from sustainably managed forests. We also encourage our residents to recycle the flyer when it is no longer needed.

Camping Mini-Golf Concept in Boltens Gård

Two Floors

After a successful renovation of the premises at Gothersgade 8F, NoHo Partners Denmark has finally opened the doors to their drop-in bar and mini-golf concept “Camping” in the heart of Copenhagen.

At Camping, visitors can enjoy a relaxed afternoon or evening on a 14-hole indoor mini-golf course featuring unique mirror and laser courses. The venue also serves New York Style Pizza, snacks, and a wide range of cocktails. Camping spans two floors, covering 1,039 m², where guests can compete with friends, family, or colleagues. Additionally, there is the option to take a break in the cozy courtyard with outdoor service.

Since 2021, the concept has also been available in Kødbyen, offering different experiences at both locations, ensuring there is always something new for returning guests.

The opening on April 20, 2024, was celebrated in style, with the historic setting of Boltens Gård serving as the backdrop for numerous guests who enjoyed an evening filled with food, drinks, fun mini-golf tournaments, and exciting concerts.

A New Entertainment Concept in the Heart of Copenhagen

On Air Games has just opened its doors in Boltens Gård. The historical venue has been transformed into an immersive quiz show arena, where participants can take part in a TV-like show.

 

Since 2014, this concept has been successful in Sweden and has now arrived in Copenhagen, offering entertainment for groups ranging from 6 to 45 people in an engaging and atmospheric setting. With a unique setup that includes live hosts, captivating props, and creative challenges, guests are invited into an entertaining world where everyone can join in.

A Well-Considered Venue Choice

From the beginning, the collaboration between Kereby and On Air Games was marked by mutual understanding of On Air Games’ needs and a joint effort to create a space that fulfills their vision. The choice of venue was influenced by several key factors, including the potential for room division and accessibility with an elevator.

On Air is located on the second floor of an iconic building in Boltens Gård, spanning 448 m². In partnership with Kereby, On Air Games adapted the space to fit their concept, which included setting up multiple “tv studios.”

Another crucial factor was the central location. Situated in the heart of Copenhagen and within Boltens Gård, the venue attracts both locals and tourists – a potential On Air Games identified as an ideal opportunity to reach a wide audience. Additionally, the surrounding area offers a unique network of neighbors, including restaurants and entertainment spots, enhancing visibility and drawing more guests.

“We already knew before we started looking for venues in Copenhagen that it was essential to find a professional property owner so that, despite the distance from our headquarters in Stockholm, we could feel confident during the sometimes-complex process of setting up a new establishment.

Kereby successfully completes refinancing of its Danish real estate portfolio

Danish covered bonds from Danish institutions form the cornerstone of the refinancing package

 

Kereby, a Blackstone portfolio company, today announces it has secured a 5-year refinancing of its entire Danish real estate portfolio. The refinancing package, totalling DKK 6.8bn, consists of loans from Danish financial institutions and additional capital including from Macquarie Capital and Viga Real Estate.

 

“Kereby is pleased to announce the successful refinancing of our real estate portfolio, further strengthening our financial foundation and our commitment to the Danish market. We are proud to align with trusted Danish institutions for the benefit of our customers, our employees, and our investors,” says Kereby CEO Lars Pærregaard.

 

Since inception, Kereby has been working to build a Danish full service real estate company and investing significant amount of capital into improving its properties and customer service. The improvements have not only supported increasing satisfaction among tenants, but also helped to implement Kereby’s efforts within environmental, social and governance (ESG) responsibilities.

 

The high available resi occupancy rate of 99.5% reflects Kereby’s ambition to deliver high quality properties and positive tenant experiences. Completing a DKK 6.8bn refinancing – with DKK 4.4bn in the local market from well-esteemed Danish financial institutions – further strengthens Kereby’s commitment to the Danish real estate market.

With a new leadership team in place building on its commitments to delivering the highest quality service and operations for tenants and local communities over the long-term, 360 North has changed its name to Kereby.

Kereby’s new executive management team is led by Lars Pærregaard, CEO, Kenneth Ohlendorff, COO, and Ole Markussen, CFO. They bring significant experience from across the Danish real estate sector and will enable Kereby to build an even stronger and more tenant-oriented business.

Kereby’s strategic direction focuses on a number of specific areas, all aimed at developing and strengthening cooperation with Kereby’s tenants and other stakeholders. Customer service is at the heart of Kereby’s business. For example, Kereby is setting up a new customer service center to enhance its service for tenants. Kereby wants to make it easier for tenants to get in touch and to ensure faster response and handling of enquiries.
