Franckesvej – from shared basement baths to functional everyday comfort

 

The apartments at Franckesvej 6 offered small glimpses of another era. Originally, they measured 41–46 m² and comprised two rooms, a small kitchen, and a toilet within the apartment, while the bathroom was located in the basement as a shared facility. There was plenty of charm and history — comfort, however, was more limited. Over a three-year period, we therefore carried out a comprehensive yet careful renovation of 11 rental units, effectively renewing the entire stairwell at No. 6.

Before and after – reimagined from within

Before the renovation, the apartments were characterised by small, separate rooms and gas installations in several units. Today, they appear as bright, functional homes with open-plan kitchen–living areas, a private bathroom in each apartment, and modern electrical installations and ventilation.

The bathrooms have been fitted with underfloor heating, the kitchens are equipped with energy-efficient appliances, and the original decorative plaster ceilings have been preserved, ensuring that the apartments retain their original character and soul.

Smarter use of space and everyday calm

The renovation placed particular emphasis on enhancing the sense of space in the smaller apartments. The bedrooms continue to face the quiet courtyard, providing residents with a peaceful and light-filled setting for rest. At the same time, the kitchen and living areas have been opened up to create modern open-plan kitchen–living spaces, improving flow, increasing daylight, and offering flexible settings for everyday life.

The result is homes that feel both larger and more functional — without compromising the charm that characterises the property.

Building improvements

The renovation also included a number of technical and shared upgrades:

  • The gable façade has been insulated, improving the building’s energy rating from F to C

  • New windows on the street-facing façade, while the original windows facing the courtyard have been preserved

  • New heating plant, vertical risers, domestic water installations, and electrical panels

  • Gas installations have been decommissioned and replaced with electrical systems

  • The shared laundry facilities in the basement have been upgraded, and new basement storage rooms with ventilation have been established

  • The main and rear staircases have been refurbished, painted, and sanded

  • New door entry system and polished linoleum flooring in the stairwell

The result

Without altering the building’s exterior, the apartments at Franckesvej have been reimagined from within.

The renovation respects the property’s history and architectural expression, while ensuring modern comfort and homes that are ready for the future.
