Viewings

Do you have a waiting list?
We do not have waiting lists. In the past, we have experienced very long interest lists, so instead, we list all our available properties on our website.
Do you have a property search agent?
No, we do not have a property search agent. You should keep an eye on our website at www.kerebyudlejning.dk, where we post our available leases.
How do I schedule a viewing?
If you find an available lease that you would like to view, go to the listing and book a viewing. We will then contact all interested parties.
Am I guaranteed to get a viewing?
We receive a high volume of inquiries about our available leases, so unfortunately, we cannot offer viewings to everyone. You can only expect a viewing once we have called you to confirm the date and time.
Can I rent from you if I am listed with RKI?
No, we do not rent to individuals who are registered with RKI.

Before you move in

Is the lease unlimited?
Our leases are generally for an unlimited duration.
Do I need to register for electricity myself?
When you move in, you will be automatically registered for electricity with Andel Energi. You can switch to another electricity provider at any time.
Skal jeg selv tilmelde mig internet?
Yes, you generally need to find your own internet provider. However, we have some properties where a communal internet arrangement is offered.
Do I need to arrange my own internet connection?
The move-in cost for our properties includes the first month’s rent, the last month’s rent, and a three-month deposit. If you take over the lease in the middle of the month, you will pay half of the rent for the first month.
Is it possible to receive housing benefits?
This is determined by Udbetaling Danmark and the relevant municipality. You can complete an application at www.borger.dk. Kereby is unable to offer assistance or support with this.
Am I allowed to keep pets?
As a general rule, pets are not allowed in our properties. This will be specified in the lease agreement and possibly also in the house rules. If pets are permitted, we will usually provide this information when a property is advertised. Written permission from Kereby is always required if you wish to keep pets.

When you move in

Who should I contact?
If you do not find the answer on this page, you can always contact our Service Centre via email at servicecenter@kereby.dk or by phone at 3945 6200.
Who should I contact if I wish to terminate my lease?
If you wish to terminate your lease, you should contact our Service Centre at servicecenter@kereby.dk or the property administrator. The termination must be in writing.
Who should I contact in case of an emergency repair?
For emergency repairs between 9:00 am and 3:00 pm on weekdays, contact our Service Centre at 39 45 62 00. Outside of these hours, press 1 to be redirected to our partner. Please note that full or partial payment may be required for service calls that are not emergencies or are wholly or partially self-inflicted.
What should I do if I lose my key?
If you lose the key to your apartment, you will need to contact a locksmith at your own expense. If you lose a system key, you should contact our Service Centre, which can order a replacement key at your own expense.
Laundry facilities?
In some of our properties, we have communal laundries available for residents. How the laundry works at the specific property will be explained to you upon moving in.

At move-in

How does a move-in inspection take place, and who will I meet with?
Upon moving into our property, an inspection will be conducted. You will meet our caretaker at the address and then go through the apartment to identify any issues or defects. You have 14 days from the move-in inspection to report any issues or defects.
How many sets of keys will I receive?
You will generally receive 3 sets of keys. If you need additional sets, they can be ordered from us for a fee.
Can I rent a parking space/garage?
At some of our properties, we have a few parking spaces and garages available. If you would like to rent a parking space or garage, please contact our property management department at 77 77 77 28.

At move-out

What is the notice period?
Upon termination, you have a three-month notice period, effective from the first weekday of a month, but not the day before a public holiday. The notice must be in writing.
How does the move-out inspection proceed?
During a move-out inspection, you will meet with representatives from Kereby who will go through the property and take photos of the apartment with you. An exit report will be prepared during the inspection.
Authorization for move-out inspection?
If you, as a tenant, are unable to attend the move-out inspection, you can authorize a representative by providing a power of attorney.
Is it possible to have a pre-move-out inspection?
We offer a free pre-move-out inspection, where a representative from Kereby will review the property with you and prepare you for any items that might appear on the move-out report. If you choose to address these issues yourself, they must be repaired to a professional standard and completed before the move-out inspection.
How should the apartment be handed over at move-out?
The property must be returned clear and clean, in the same condition as it was at move-in. If you handle the repairs yourself, all work must be done to a professional standard.
What are the costs for repairs or refurbishment?
As prices for tradespeople and materials frequently change, we are unfortunately unable to provide specific costs for repairs and refurbishment.
Manual for repairs and refurbishment?
If you wish to handle the repairs yourself, you must follow our refurbishment manual, which can be sent to you if you choose not to accept our offer.

leasing to a third party

Am I allowed to sublet rooms in my rental property?
Yes, as a general rule, you are allowed to sublet individual rooms in your rental property. You can sublet up to half of the rooms, meaning if it’s a four-room property, you may sublet a maximum of two rooms. If the property has an odd number of rooms, such as a three-room property, you should round down, meaning you may only sublet one room in a three-room property. However, the number of occupants must never exceed the number of rooms in the property. When you sublet a room, we must always receive a copy of the sublease agreement.
Who drafts the sublease agreement?
You are responsible for drafting the sublease agreement yourself. Remember to send a copy of the sublease agreement to the property administrator so that we are always informed about who is living in the rental property.
How many people can be listed on a rental contract?
At Kereby, up to two people can be listed on a rental contract. However, please note that we do not add individuals to the rental contract once it has been signed.
What happens if someone on the rental contract wants to move out?
If a tenant listed on the rental contract wishes to move out, we can remove them from the contract, transferring all responsibility to the remaining tenant. However, this is always subject to individual assessment.

Rent increase

What is the net price index and how is my rent adjusted?
Our residential leases are adjusted according to the applicable rules on net price index regulation. The rent is adjusted annually on January 1st based on the increase in the net price index from October of the previous year to October of the year preceding the adjustment date. For more details, please refer to Section 11 of the Rental Agreement.
Adjustment of taxes and fees?
As municipalities continuously adjust taxes and fees, such as property taxes and waste management costs, your rent will be adjusted accordingly. If the total taxes and fees decrease, your rent will be reduced; conversely, if the taxes and fees increase, your rent will rise accordingly. The deposit and prepaid rent will be adjusted in the same manner.
